Central air conditioning and heating on 2nd and 3rd floors with a Nest thermostat on each floor. Mini split wall mounted air conditioning and heating unit on the ground floor
Other things to note:
Two foldable twin size memory foam beds stored in the master bedroom closet. Can sleep individuals separately or combine both beds to add up to a queen bed.
Long term stays:
Stays greater than 15 days require a professional cleaning every 15 days at $50 per additional cleaning. Based on your long term stay duration, we will confirm how many cleanings will need to happen, and send an in-app request for that payment amount before your stay ($50 per cleaning, every 15 days)
House Rules:
We don't want to have rules at all. We would adore for everybody to treat our property with respect and as if it was their own. However, that’s not always the case, so we get fancy and detail a number of these things which should be common sense. When in doubt, be respectful, we are people too ;-).
1) Early check-in/Late check-out:
Check-in is any time after 4 pm. Check-out is any time before 11 am. Unfortunately, these times are firm due to the tight schedule run by our cleaning team.
Unauthorized late checkouts are subject to a $50 fee per 30 mins. in excess of your check out time.
2) Smoking:
We do not allow smoking of any kind indoors or outdoors on the decks or in the driveway. "Smoking" includes tobacco-derived products, cannabis-derived products, vapes, etc. Lighting candles indoors is not allowed. Breaking any of these rules will incur a $1,000 fine.
3) House events/Noise level:
No home events are allowed. Video doorbells are present to ensure the safety of all guests (there are NO cameras anywhere inside the home to respect your privacy). House events will be subject to costs for any damages in order to cover the added expenses of hiring professional cleaners, contractors, etc and replacement costs for ruined furnishings, finishings, appliances, floors, carpets, drywall, electrical, or plumbing. Violations will lead to the booking being immediately terminated with no refund. Refusing to leave the premises when the policy is violated, will result in the authorities being called to forcibly remove all trespassers. House events are subject to a $1,000 fine.
Please be mindful of your noise level through all hours of the day. We utilize a Minut device that measures decibels to monitor extremely high noise levels. This device ensures that guests have a pleasant stay and that our neighbors are not disturbed. It does notify the host if it gets too loud. The device only measures decibel levels (volume); it does NOT record sound. Tampering with any of these devices is stringently prohibited and grounds for immediate removal from the property and a cancellation of your reservation with no refund.
4) General home maintenance:
If the property is left in an exceptionally messy state, we will charge $100 for every additional hour of cleaning required, plus any costs incurred by any damage to property, furnishings, or linens.
5) Curbside trash pickup:
During the "on season" trash is picked up on Tuesdays and Fridays. Please roll the trash to the curb and return it to the home after it has been collected. If there are heavy winds, do not roll the trash to the curb.
6) Guests:
min. occupancy for this home is 10 people. Guests to come and visit you during your stay are allowed on a case-by-case basis and require prior approval. Unapproved overnight guests are subject to a $100 per person fine, per occurrence.
7) Animals:
Animals are not allowed. Animals brought into the premises without explicit permission are subject to a fine of $500. Guests are responsible for repairs, replacements and cleaning required to fix any damages incurred from the animal, up to $10,000.
8) Quiet hours:
Quiet hours in the town of Kill Devil Hills is between 10:00 pm - 8:00 am. Please be respectful of our neighbors.
9) Miscellaneous:
a) Guests take full responsibility for any accidents, injuries, or illnesses that occur while on and off the premises (bicycles supplied). By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises. Guests recognize that they may personally purchase insurance to protect themselves in such events.
b) If you notice anything that presents a danger that could result in damage to the home or to any individuals, let us know immediately.
c) Ruined linens (stains that can't be removed with washing, such as red wine/blood/makeup on towels), will incur a linen fee of $100.
d) When you make a reservation, you are agreeing to all of the above House Rules.

Located in Kill Devil Hills, this vacation home is near the beach. Professor Hacker's Lost Treasure Golf and Avalon Fishing Pier are worth checking out if an activity is on the agenda, while those in the mood for shopping can visit Outer Banks Mall and Outlets Nags Head. Paradise Fun Park and Stop-N-Shop Beach Shop are also worth visiting. Be sure to check out the area's animals with activities such as game walks and birdwatching.

How to get the best rental value:
- Book your vacation rental as early as possible. Rental schedules usually become available twelve months in advance (or in September just after Summer ends). Many groups book their Summer rentals during Thanksgiving, Christmas, and New Years Eve get-togethers. Book before these holidays for best selection.
- Summer time is high season in Kill Devil Hills. To book the largest rental home for your budget, we strongly suggest reserving in Fall or Spring months. You'll benefit from lower rental rates, better selection, warm weather and the absence of large crowds at the beach and popular Kill Devil Hills attractions. Speaking of the off-season, don't overlook the holidays for a Kill Devil Hills vacation! Who wouldn't love a holiday vacation near the ocean? Christmas, Thanksgiving, and New Years Eve are great times to gather with loved ones at the beach.
- Some hosts offer special rates for active duty military and veterans. It's always a good idea to check with your host or property manager to see if rate reductions are available for your group.
- Booking websites often offer renters an option to buy trip insurance protection. Trip insurance, which usually will cost you 1% - 5% of the base stay price, offers visitors reimbursement of costs for any missed time as a result of personal medical-related emergencies or weather, as well as ensuing additional evacuation charges, such as an unexpected hotel overnight or extra fuel expenses. Trip insurance is definitely a bank account-saver if the unforeseen happens. Ask your property manager for details.

- Precise descriptions of bedrooms and bed sizes & counts is often available on booking pages. If they are not listed, reach out to the property manager before reserving the home. Remember that most property listings specify the max. guest capacity, which typically includes sofa beds in living rooms. You will need to establish what configuration is best for your family.
- Some rentals allow pets, and some do not. Acceptable types of dog or cat, weight and breeds may be restricted, and added costs may apply. Ask the property manager about pets before booking.
- Does your group require unique amenities? Most rental websites include amenity lists and search filters. Amenity filters help you quickly remove less-optimal properties.
- Appropriate accessibility can make or break a vacation for guests with disabilities. Confirm all required amenities are available before reserving a rental.
Know before you go:
- Review check in & check out procedures before traveling. Take a printed copy, and save the directions to your phone.
- Ask questions. You may want instructions for a hot tub, A/V setup or WIFI setup. Contact your owner. They are there to help! A brief call prevents a lot of problems.
- Lock your rental home while you're out and about. Protect the owner's property and your things!
- Note any damages to the rental at check in, and immediately send them to the host. We specifically recommend texts and e-mails, as they usually contain built-in time stamps that are useful if a dispute is filed.
